The Site

The Site

The site is located adjacent to the settlement boundary of the town of Stone.

It is bound by Eccleshall Road to the north, residential development to the east, land safeguarded for HS2 to the west and Walton Heath to the south. It extends approximately 11.2 hectares (ha) and comprises land that is currently in use for agricultural purposes.

The Environment Agency Flood Maps confirm that the site is located within Flood Zone 1, the zone with the lowest risk of flooding.

The site is not subject to any environmental designations. There are no statutory designated heritage assets (Scheduled Monuments, Grade I or Grade II Listed Buildings, Conservation Areas, Registered Parks and Gardens or Registered Battlefields) within the site boundary.

The site is within walking distance of facilities such as the Holy Inn Bar (c. 7 minute walk), Premier Convenience Store (17-minute walk), Mason’s Boutique (Hairdressers) (18-minute walk) and the Washtub Launderette (18-minute walk)

Public transport links are located along Myatt Avenue (within a c. 10-minute walk of the site). Bus services can be accessed from these stops, providing connections to and from Stone Town Centre and Yarnfield (amongst other places) throughout the day.

Consider

Technical Considerations

The following technical matters are being assessed as part of the proposed development and detailed plans, surveys and reports will be submitted in support of the planning application:

Sitting in Bus

Transport and Highways

The site is proposed to be accessed from Eccleshall Road via a new priority T junction. This junction is proposed with a separate lane for right turning vehicles and will be designed in accordance with relevant standards. Traffic data has been collected, and junction capacity assessments are being completed along the Eccleshall Road corridor between the site access and the A34 to assess the impact of the proposed development on the existing network.

A Transport Assessment and Travel Plan are being prepared for the site which will contain the results of the junction capacity assessments and the sustainability of the site, as well as measures that will be put in place by the developer to encourage travel by active and sustainable modes of transport.
